
TRANSFER POLICY
Residents may transfer to another premises managed by Loft under the following conditions:
A transfer request must be completed and submitted to management. (Form available upon request from Management)
Market rent will be charged for new rental Premises.
Residents must have fulfilled all obligations under the Residential Lease Agreement for a minimum of six months. This includes a positive payment history, no record of lease violations, etc.
Residents will be required to complete a new application and may be subject to rescreening. If re-screening is required, the resident will be responsible for paying an application fee.
Residents must show proof of verifiable income to prove that the minimum household income requirement is met under the Screening Criteria for new residents.
A pre-transfer inspection of current Premises is required prior to management approval of this transfer request. If, during this inspection, management finds evidence of any lease violations, your transfer request may be denied.
A new Residential Lease Agreement with a minimum 6-month term will be executed.
If the request is approved, rent for both units must be paid on a prorated basis until the keys to the vacating Premises have been received by Management.
Residents will be responsible for all cleaning and damage charges relating to the Premises they are moving from, in accordance with the Residential Lease Agreement.
A new security deposit of $1000.00 must be paid within 48-hours after your transfer request is approved.
Deposits paid on vacating Premises will be refunded less cleaning and damages (if applicable) within 31-days of returning keys and relinquishing possession of the Premises.
