Occupancy Changes 

Loft must be informed of any occupancy changes such as:

  •  Name changes.

  •  New Roommates.

  •  Marriage.

  •  New additions to your family, such as birth and adoption.

  •  Divorce, etc.

  •  All people aged 18 or over must be screened and approved by Loft before they can occupy the property.

  •  Any additional persons to the premises (except for births and adoptions) must be pre-approved by Loft prior to occupancy.

 

Adding a Roommate / Resident

If you wish to add a roommate to your lease agreement the current residents and the proposed roommate must submit the following: ​

Applicant: 

  • Completed rental application 

  • Application fee 

  • Proof of income (pay stubs, etc.)

  • Valid Photo ID 

Existing Resident(s): 

  • Current rental application.

    • Unless you were not initially screened by Loft, we will not pull a new credit report​

  • Current proof of income (pay stubs, etc.)

Once the new roommate has been approved, a tenant release fee of $150.00 must be collected, a new lease must be signed by all Residents for a minimum 6-month lease term.

 

Removing a Roommate / Resident 

If you or another Resident on your Lease want to be removed from the Lease, the remaining Resident(s) must submit the following:

  •  Current rental application.

    • Unless you were not initially screened by Loft, we will not pull a new credit report​

  • Current proof of income (pay stubs, etc.)

    • The remaining Residents income must meet current income requirements to remain in the home, or the release will be denied.

 

 Once the release has been approved by Loft, a Release of Resident Addendum must be signed before the roommate will be released and a new lease must be signed by the remaining Resident(s).
